Presale platforms for property developers
Selling an unbuilt building is a strange kind of selling. There is nothing to walk through, nothing to photograph, and the buyer has to believe in a thing that does not exist yet.
We build the thing that makes them believe: a digital sales gallery — one URL where a buyer orbits the tower, slices to a floor, taps a residence, sees the actual view from that elevation, and reserves it.

What a presale platform includes
Cinematic arrival. A scroll-driven Three.js sequence: approach over the water, the tower resolves out of blueprint into golden hour, windows ignite at dusk. Real-time 3D, not video — so it runs on the phone 70% of your buyers are holding.
3D unit explorer. The purchase driver. Orbit the building, slice by floor, tap any residence. Status-coloured availability, filters for beds, price band, and exposure that dim the model in sync, and a view-from-this-floor simulation so a buyer on 26 sees what 26 actually sees.
Live inventory. Available / reserved / sold, updating in real time. Deterministic seed data for the demo, a Supabase-shaped adapter behind it, so going live is a configuration change rather than a rebuild.
Launch-day simulation. Units flipping to reserved on screen, buyer-city notifications, a running counter. It is the most persuasive sixty seconds in a developer pitch, because it makes velocity visible before it happens.
Reserve flow. Unit summary, date and time selection, contact step, confirmation — modelled on the patterns buyers already know from Zillow, with refundable-hold copy and a reservation agreement that arrives for e-signature.
Sales-centre kiosk. The same build, installed as a PWA on the iPads in your physical sales gallery. Works offline. No app store.
Bilingual, natively. Pre-construction buyers in South Florida and Texas are heavily Spanish-speaking, and LatAm investors are a large share of the market. We write Spanish rather than translating it — details here.
The part that unlocks financing
Banks funding pre-construction want demonstrable presale evidence before they release a construction loan.
A digital sales gallery records exactly that: which units drew interest, how long buyers spent on them, which price bands moved, where the demand clustered by floor and exposure. That is market-demand data a lender can actually evaluate — not a spreadsheet of hopes.
Most developers commission the 3D as marketing. The reporting layer underneath it is worth more.
Who this is for
Founder-led developers with a 40–120 unit project — coastal Florida, the Texas Gulf, or any market where pre-construction sells on velocity. Typically a first or second project, no procurement department, and an urgent need for bank-ready presale evidence.

Common questions
Do you do the CGI renders too? We produce the real-time 3D, which is the interactive part. For photoreal still renders and film we direct and coordinate specialists, quoted separately so you can see the cost split.
Can it connect to our CRM? Yes. Leads flow out to whatever you use. The demo persists locally; a production build writes to your database and pushes to your CRM.
What if the building design changes mid-presale? It will — that is normal. The unit model is data-driven, so a floor-plan revision or a repricing is a data change, not a re-render.
How long does it take? A full presale platform is a 3–5 month build. A focused launch site with a 3D explorer is faster. We phase it so you have something sellable before the whole thing is finished.
Is Solmara a real development? No. Solmara is fictional and self-initiated, and it says so on every page. We built it because selling an unbuilt building means the deliverable is always synthetic at launch — which makes a concept build indistinguishable in kind from real work. We will never publicly redesign a real developer's project to pitch them.
Can you do this for a hotel or resort instead? Yes. The same stack — 3D property, live availability, concierge, portals — re-skins onto boutique hospitality, which is the closest neighbouring category.
